:werd: I didn't say be a dick p'nut, I just said things like this happen to good guys. That doesn't mean it happens all the time, like there's no hope for good guys. Plus it probably never happens to ass holes only because they're already out banging strippers before their chick gets a chance to hurt them.

I gotcha, I don't think I have it in me to be a dick to womens :D. I just need to learn to think with my head and become a better judge of people rather than thinking with my other head or my heart only....

You may WANT to refi after she signs away her portion, to take advantage of the lower rates, but as mentioned before, TELL her you have negative equity and this will only help her out. Even if, at this point, your home value remains to be seen. :agree:

As bad as CO and Denver specifically is in foreclosures and such, there have been some areas that have done quite well. I won't assume he has zero equity. Potentially he does, but potentially not. I wouldn't even TRY to find out until she is out of the picture. :agree:

Yep, exactly our rate is 6.25, and I know its at least half a percent lower than that (checking now)
